Rental Appraisal
A realistic rental appraisal is the first step in ensuring maximised
rental income. An honest appraisal ensures you property remains
competitive in today’s current rental market resulting in a better
financial return on your investment in the long term. Our rental
appraisal is based on the current rental market and comparable
rental properties.
Tenant Selection
We have stringent guidelines for tenant selection. Tenants must be able to provide verifiable and authentic references regarding their rental history. All tenants are checked on TICA (National Tenancy Database).
Preparation of Leasing Documents
All leases are prepared in accordance with the Residential Tenancy Act and are checked thoroughly for any errors. Any special conditions relating to the property are attached to the Residential Lease.
Collection of Rent
Rent is collected from the tenants and a receipt issued. Any tenant in arrears is sent a warning letter. If the letter is ignored and rent remains in arrears, the Landlord will be advised and a Termination Notice issued to the tenant.
Remittance of Rental Funds
Rent is placed in our Trust fund and remitted to the Landlord either weekly, fortnightly or monthly. A rental income statement is sent monthly. An income and expenditure statement is prepared at the end of the financial year to assist in your tax preparation.
Payments of Outgoings
We are able to pay your rates and expense relating to your rental property from the rental income collected. You may choose to have your rates, insurances and maintenance accounts paid.
Maintenance and Repairs
Maintenance and repairs are arranged according to landlord instructions.
Any emergency repairs are arranged in compliance with the Residential Tenancy
Act. We have professional and reliable trade people who complete our repairs
and maintenance in a timely manner. You may nominate your own tradesperson,
however, they must covered by Workers Compensation, Public Liability and
have a Trade Certificate for works to be completed.
As per the Residential Tenancy Act, it is the responsibility of
the owner to maintain the property in a 'reasonable' standard. Any part
of the property which is considered a hazard must be attended to.
Regular Routine Inspections
Each rental property will have regular routine inspections during the year. By law up to four routine inspections per 12 month period. A comprehensive report will be complied and sent to you after the routine inspection advising you of the condition of the property and any repairs that are needed. An incoming inspection will occur at the beginning of each tenancy, detailing the condition of the property and an inventory if applicable. A thorough exit inspection will be conducted at the end of each tenancy to ensure that the property is left in a clean, tidy and re-rentable condition.
